Since we only collect management fees on actual rents received, it is in our best interest to have your units leased at all times with good tenants. When vacancies ocur, we need to re-lease every unit as quickly as possible. It is for this reason that most of our vacancies are published to over 20 of the top rental search sites including military; we do printed ads, install for rent signs, and publish to the San Diego Multiple Listing Service (MLS).'
We want to place only good tenants in all our properties, so we do our best to screen every applicant as best as possible. Depending on the type of unit and application, we will run a credit check, may run a background check, will verify job and rental histories as well as references.
Accountants love us! Just hand your yearend package to your accountant. We provide an organized, grouped report with supporting documentation for your tax filings. If you so chose, we can give special access to our system to your accountants, allowing them to cross-check all information needed and securely communicate with us to complete your returns.
All contracts and communications are made with, and to, our office. Tenants do not have access to owner's information.
We have on staff experienced people and equipment that allows us to respond to most service requests faster than industry standards and at much more affordable rates than traditional vendors. Still, we maintain and update a list of insured and bonded vendors at all times for when it is necessary. Weather internally or through a vendor, we are always ready for anything your property may need.

Tenants have the option to pay their rent online, over the phone or at our office. We offer "Auto-Pay" for free to all tenants to encourage the use of the service. We are also one of the few property managers that have the capability of accepting rent payments via a credit card, thus helping avoid non-payments even when tenants find themselves in tough spots.
At no cost, we provide the option of direct deposit into your bank account for your rents and provide your statements via e-mail. Still, all statements, reports and invoices are always available in your portal. This is one of the reasons why it is not surprising that about 50% of the property owners that hire us are out of state investors.
We take care of your unit as if it was our own, including paying for your Home Owners Association Dues, utilities and vendors. At our discretion, we may even go on your behalf to home owners association meetings when it is relevant to your property.
